Terms and Conditions
The property is usually let from Saturday to Saturday, for holiday use only, as self-catering accommodation. The key will normally be available after 16.00 hrs. (4 pm) on the first day of the let. The house should be vacated by 10.00 hrs AM on the morning of departure. Tenants should contact us at least one week prior to arrival in order to make arrangements for the collection of the keys. There is a keysafe but the combination will only be given verbally by ‘phone or by SMS text message and is conditional on the pre-payment of the Good Housekeeping/Security Deposit detailed on the Booking Form. During your stay, please make arrangements for handing back the keys at the end of the holiday let period.
The rent and general conditions for payment are outlined in the current issue of our brochure and separate current price list and as shown on our website. Rent is inclusive of electricity, heating oil, and water charges, as well as bed linen and towels. Firewood, kindling and firelighters, if required, are extra. Any requirements of firewood, coal, or kindlers should be notified to us in advance and paid for on arrival. Payment of the 25% Booking Deposit confirms your Holiday Booking. In the event of cancellation booking deposits and rent paid are not refunded unless we can re-let the period booked when some refund may be possible, or unless the cancellation has been made by the proprietors. To re-confirm the booking, full payment for the whole let and security deposit must be made not less than five weeks prior to arrival date. Please note that it takes up to five days for cheques to clear. To be sure of getting payment to us in time, when paying by cheque, you should send your remittance to arrive five and a half weeks before the start of your holiday. If the booking is not re-confirmed by paying the balance due five weeks prior to the start date for the holiday/break booked then we reserve the right to re-let the period previously booked. Date of payment is the day on which cleared funds are received in our bank account.
In the event of the Boathouse Cottage being unavailable for the specified use for all or part of the period booked for reasons outside of the proprietors’ control and alternative similar accommodation cannot be found then a full refund will be made of the rent paid for the period booked. The proprietors shall not be liable for any further compensation beyond a full refund of the rents paid. If you are worried that you might have to cancel your booking for any reason outside of your control, we recommend that you take out holiday insurance.
Tenants are responsible for the care of the Cottage and its contents for the duration of the let and may be asked to pay for any breakages or damage (apart from normal wear and tear). Any additional goods or services requested and supplied will be charged for. An intruder alarm system is fitted and tenants are asked to lock the house and set the alarm when they leave the premises unattended. Please note that Boathouse Cottage is a Self-Catering property and is not serviced accommodation, on departure tenants should leave the premises and its contents in a clean state.
The person making the booking and signing the Booking Form is responsible for the health and safety of all occupants for the duration of the lease. The same person is also responsible for the care of the Cottage and its contents for the same period. Notes for occupants are supplied in the Cottage under the heading “Helpful Notes” and these give further information on Health and Safety. Please take time to read them. Please ensure that you have a procedure in the case of fire and that all occupants are aware of such procedures, the whereabouts of fire exits and fire-escape ladders, and fire extinguishers.
The proprietors cannot accept any responsibility for any loss, damage or injury to tenants or their property and personal effects whether inside or outside the property, however caused. Please ensure that you have taken all your own property with you when you leave at the end of the holiday.
Before taking occupancy of the cottage tenants are required to pay a “Good Housekeeping and Security” deposit of £100 as security for the keys and against any breakages, damages, loss or additional cleaning. The security deposit is payable at the same time as the final installation or balance of rent payable. The owners retain the right to make additional charges should extra cleaning be required inside the cottage before it can be re-occupied. The security deposit is normally returned in full following the let provided there are no additional charges for breakages, loss, damages, or cleaning and other expenses to pay. The keys will not be available until the deposit has been received. The proprietors acknowledge that normal wear and tear takes place. If any equipment is, or appears to be, damaged please report this immediately. Tenants should not attempt any repairs or replacement of items or equipment but should report it immediately to the proprietors.
Dogs are accepted in the property by special arrangement and at the charges stated in the brochure. Dogs may not be left unattended in the house at any time. Dogs and pets should not be allowed on the furniture. Tenants are responsible for any damage caused by their pets. Owners are asked to prevent their dogs from fouling and urinating on the lawn (which is often used as a play and picnic area for children) and to clean up if their dog/s fouls on other tended areas of the garden or adjoining premises, or on footpaths.
The local Council operates a waste re-cycling policy. Bins are emptied on Thursdays. Please have your waste sorted and placed in the relevant wheelie bin labelled BHC. Please read the instructions for waste disposal posted inside the Cottage. The relevant bin should be left outside the main gate on Wednesday evening. Glass bottles and jars may not be placed in the bins but must be taken to one of the local bottle banks. If glass is found in the waste bins the Proprietors may charge the Tenant for sorting the waste. There are also collection points for re-cycling, e.g. bottle bank, paper bank, etc., in the village. The Proprietors reserve the right to make charges for any extra work caused by improper re-cycling of waste items.
A set of “house rules” and an inventory are available inside the cottage and tenants are requested to read these following arrival. Please notify the owners immediately of any discrepancies that may become apparent.
A Payphone telephone is installed and can take incoming calls as well as making outgoing. The number is 01289-382766. Mobile reception in the Cottage is not good for some networks
