Terms and Conditions
The Property is let by the Owners to the Guest for holiday use only, as self-catering accommodation. The period of holiday let is a minimum of 3 (three) three days and a maximum of 28 (twenty eight) days.
“The Property” is Boathouse Cottage, Boathouse Lane, Norham, Berwick-upon-Tweed, Northumberland, TD15 2JZ.
The “Guest” otherwise known as “The Holiday Maker” is the person whose name is shown on the Super-Control Booking Document as issued after a Booking has been confirmed.
The “Owners” are Alexander and Susan Dalgety, of The Columns, Boathouse Lane, Norham, Berwick-upon-Tweed, Northumberland.
The Guest will pay the Owners of the Property a rent for the period shown on the relevant Booking Document. The rent is payable in two stages. 25% of the total rent must be paid at the time of booking. The remaining 75% of the rent must be paid five weeks prior to the commencement date of the holiday booked. For holidays or breaks booked less than five weeks before arrival date the rent must be paid in full. Payment is deemed to have been received once cleared funds have been received into the owners’ bank account. Payments may be made by BACs online payment or PayPal. Payment by cheque can be made on special arrangement.
Rent is inclusive of the cost of electricity, heating oil, and water charges, as well as bed linen and towels. Firewood, kindling and firelighters, if required, are extra. Any requirements of firewood, coal, or kindlers should be notified to us in advance and paid for on arrival.
When you submit a booking via our online reservation system you will receive an automatically generated booking summary by email to the email address you provide in the booking form. This does not form a contract between us. A contract shall only arise when your booking is subsequently confirmed in writing via a letter of confirmation sent to you by post or email. All reservations whether made via our online reservation system or direct by telephone call email or letter remain provisional until confirmed in writing. Confirmation can only be given after the Booking Deposit or rent has been paid.
Payment of the 25% Booking Deposit confirms your Holiday Booking (subject to the clause above). In the event of cancellation booking deposits and rent paid are not refunded unless we can re-let the period booked, when some refund may be possible, or unless the cancellation has been made by the Owners. To re-confirm the booking, full payment for the whole let and security deposit (details below) must be made not less than five weeks prior to arrival date. Please note that it takes up to five days for cheques to clear. If the booking is not re-confirmed by paying the balance due five weeks prior to the start date for the holiday/break booked then the Owners reserve the right to cancel the Booking and re-let the period previously booked.
The key will normally be available after 16.00 hrs. (4 pm) on the first day of the let. The house must be vacated by 10.00 hrs AM on the morning of departure. Tenants should contact us at least one week prior to arrival in order to make arrangements for the collection of the keys. There is a keysafe but the combination will only be given verbally by ‘phone or by SMS text message and is conditional on the pre-payment of the Good Housekeeping/Security Deposit detailed on the Booking Document Form. During the let period Guests should make arrangements for handing back the keys at the end of the holiday let period.
In the event of the Boathouse Cottage being unavailable for the specified use for all or part of the period booked for reasons outside of the owners’ control, and if alternative similar accommodation cannot be found, then a full refund will be made of the rent paid for the period booked. The proprietors shall not be liable for any further compensation beyond a full refund of the rents paid.
Before taking occupancy of the Cottage guests are required to pay a “Good Housekeeping and Security” deposit of £100 as security for the keys and against the cost of any breakages, damages, loss or additional cleaning costs. The security deposit is payable at the same time as the final installation or balance of rent payable. The owners retain the right to make additional charges should extra cleaning be required inside the Cottage before it can be re-occupied. The security deposit is normally returned in full following the holiday let or break, provided there are no additional charges for breakages, loss, damages, or extra cleaning and other expenses to pay. The keys will not be available until the Security Deposit has been paid. The Owners acknowledge that normal wear and tear takes place and no charge will be made for such. If any equipment is damaged, or appears to be damaged, or is missing, please report this immediately. Guests are requested not to attempt or execute any repairs or the replacement of items of equipment but should report such immediately to the proprietors. There is a full Inventory of furniture, fittings, equipment and other items supplied inside the Cottage. The Inventory can be found in the welcome pack on the Kitchen Side-Table near the telephone.
If you are worried that you might have to cancel your booking for any reason outside of your control, we recommend that you take out holiday insurance. An insurance option is available on the website Online Booking Application.
Health and Safety
An intruder alarm system is fitted and tenants are asked to lock the house and set the alarm when they leave the premises unattended. Please note that Boathouse Cottage is a Self-Catering property and is not serviced accommodation, on departure tenants should leave the premises and its contents in a clean state.
The Guest (the person whose name is on the Booking Document or who makes the Booking) is responsible for the health and safety of all occupants for the duration of the period of let. The same person is also responsible for the care of the Cottage and its contents for the same period. Notes for occupants are supplied in the Cottage under the heading “Helpful Notes” and these give further information on Health and Safety. Please take time to read them.
Please ensure that you have a procedure in the case of fire and that all occupants are aware of such procedures, the whereabouts of fire exits and fire-escape ladders, and fire extinguishers.
The proprietors cannot accept any responsibility for any loss, damage or injury to guests or their property and personal effects whether inside or outside the property, however caused. Please ensure that you have taken all your own property with you when you leave at the end of the holiday.
Dogs and Pets
Dogs are accepted in the property by special arrangement and at the charges stated in the brochure. Dogs may not be left unattended in the house at any time. Dogs and pets should not be allowed on the furniture. Tenants are responsible for any damage caused by their pets. Owners are asked to prevent their dogs from fouling and urinating on the lawn (which is often used as a play and picnic area for children) and to clean up if their dog/s fouls on other tended areas of the garden or adjoining premises, or on footpaths.
The local Council operates a waste re-cycling policy. Bins are emptied on Thursdays. Please have your waste sorted and placed in the relevant wheelie bin labelled BHC. Please read the instructions for waste disposal posted inside the Cottage. The relevant bin should be left outside the main gate on Wednesday evening. Glass bottles and jars may not be placed in the bins but must be taken to one of the local bottle banks. If glass is found in the waste bins the Owners may charge Guests for sorting the waste. There are also collection points for re-cycling, e.g. bottle bank, paper bank, etc., in the village. The Owners reserve the right to make charges or costs incurred due to improper sorting or re-cycling of waste items.
A Payphone telephone is installed and can take incoming calls as well as making outgoing. The number is 01289-382766. Mobile reception in the Cottage is not good for some networks. Free WiFi internet connection is installed on the premises. The PIN number can be found on the router.
We make it our highest priority to ensure that the personal information you provide to us is secure and remains confidential. We will not sell or otherwise disclose your personal information to third parties. We will only disclose any personal information where the law either requires or allows us to do so.
